How To Choose a REAL Real Estate Photographer
1. NOT EVERYONE WITH A CAMERA IS A REAL ESTATE PHOTOGRAPHER - There is a lot to photography and being in possession of a nice camera does not make a photographer. Experience takes time. Learning how to edit takes time.
2. NOT ALL PHOTOGRAPHERS ARE REAL ESTATE PHOTOGRAPHERS - I always said homes were never meant to be photographed at least not in the traditional way. Real Estate / Architecture photography has a high learning curve compared to other genres of photography. Just because someone shot 500 weddings doesn't automatically qualify them to be a real estate photographer.
3. DON'T SHOP BY PRICE - I see it all the time. Let's call around and find the cheapest photographer we can find. Here's the reality with the cheapest. They are usually not that good or they are desperate. A good real estate photographer is going to charge what they're worth and more importantly what they're worth to you. I have seen a lot of disappointment by hiring the cheapest photographer around. Yes, I know it's expensive to live today ( tried buying a car lately ? ) but don't skimp when it comes to high end images of your property.
4. DON'T HIRE THE "PHOTO MILLS" - These are large multi-media companies who promises you great photo's with teaser prices. The biggest problem with photo mills is they are desperate for photographers and when they do find them they pay them nothing for their work - which leave me wondering how motivated the photographers are to do great work. Photography Mills used to reach out to me all the time but I never accepted.
5. LOOK AT THE PORTFOLIO - Take a moment and look at the photographers portfolio. Take a CLOSE look. Are the verticals straight. Are the color casts eliminated. Is the color balance correct. Is it a wide enough angle to show "space". Are the images TOO wide and misrepresent the home. Do the images "pop".
6. ARE THEY PROMPT AT RETURNING CALLS - Do they even get back to you ? They don't have to call back in 5 seconds but you should have a reply by the end of the day or at least an acnowledgement.
7. CREDENTIALS - Are they insured. If they are drone operators do they have the FAA Part 107b permits ?

I Use the Flash / Ambient Technique
For Brighter, More Accurate Colors
1.

First I take an ambient photo using only natural light
2.

Second, I bounce a flash on the left side of room to light the right side of the room
3.

4.

Third, I bounce a flash on the right side of the room to light the left side of the room
Fourth, I expose for the outside and flash the windows
5.

Fifth, I layer the images together in Photoshop, add minor touches to produce the final crystal sharp image with stunning accurate colors and details.
